The complaint

Nadeau v. Top Villas LLC, No. 8:26-cv-02947 (M.D. Fla., Tampa Division), was filed September 24, 2026 (10 pages). Nadeau is a South Florida photographer who, the complaint says, specializes in interior and exterior photography, aerial footage, and floor plans. Top Villas LLC is a Florida limited liability company based in Davenport, Florida, that the complaint describes as a villa accommodations business. The complaint is captioned as demanding injunctive relief, and Nadeau demands a jury trial. A docket entry dated September 25, 2026 assigns the case to Judge Virginia M. Hernandez Covington and Magistrate Judge Amanda Arnold Sansone. (Compl. caption; Summary; Defendant; Jury Demand; ECF No. 5.)

The works

The complaint's table lists five photographs: DJI_0921, registered April 17, 2025 as VA 2-448-146, and DJI_0011, DJI_0015, DJI_0030, and DJI_0182, registered April 14, 2025 under VA 2-446-950. What it alleges

The complaint alleges that Top Villas copied the photographs from the internet and displayed and distributed them on a destination page of its website to promote its villa rental business, that it was never licensed, and that its acts were willful. It alleges Nadeau learned of the use on or about January 6, 2026, notified Top Villas on January 7 and March 10, 2026, and that the parties have not resolved the matter. (Compl. Summary; Infringement by Top Villas; Count I.)

The count and relief

Count I pleads copyright infringement under 17 U.S.C. 501. The prayer asks for preliminary and permanent injunctions, actual damages and profits or, at Nadeau's election, statutory damages under 17 U.S.C. 504, fees and costs, and interest. (Compl. Count I; Prayer a to e.)
